Glenbrook plans Castlefield PRS

Property company Glenbrook has submitted a planning application for 232 flats targeted at the private rented sector on Ellesmere Street, to the South of Manchester city centre.

Glenbrook completed one of the first PRS schemes in the North West in September 2015, the conversion of the former HMRC office at Queen’s Dock, Liverpool, to create a 240-unit development called the Keel.

Glenbrook said that it currently has a planned programme of PRS schemes, of which the development at Castlefield is the next.

Glenbrook Ellesmere Street AEWThe announcement comes after Glenbrook acquired the 1.25-acre site, which is made up of the former Shepherd Gilmour offices and connected plots, earlier this year.

Designed by AEW Architects, the eight to 12-storey scheme will total more than 200,000 sq ft of accommodation specifically designed for the rental market. Apartments have been planned to the London Design Standards meaning larger accommodation with dedicated storage space, and new public realm at the point of arrival on Ellesmere Street.

Residents will also benefit from common areas, and a co-working space overlooking the new gardens.  The development will include concierge facilities, gym, storage areas, basement car parking with residents’ car hire facilities and a cycle store area.

Ian Sherry, director of Glenbrook, said: “We have spent time designing a scheme that architecturally responds to its location and environment, but also importantly provides the appropriate facilities and living accommodation internally that will attract and retain residents that are seeking well designed and professionally managed and maintained accommodation.

“Manchester has a compelling case for continued investment in high quality rental accommodation that gives residents a choice of not only where to live but the quality of accommodation and management on offer.

“This area of the city is attracting a significant level of new investment that is building on the success of existing schemes in the area.  As a business, we are very focused on scheme delivery, and subject to planning, we will look to start on site in May 2016 with a completion early summer 2018.
