Gladman’s Wigan offices more than half full on completion

Cheshire-based Gladman Developments reported a strong start as it completed its 93,000 sq ft speculative office village at Pemberton Business Park in Wigan.

Gladman said more than half of the space at Beecham Court and Smithy Court was pre-let or under offer. Occupiers include national security services company Oltec Group, the North West regional headquarters of McInerney Homes, Link Project Services and Safestyle UK.

The scheme was developed in a joint venture with investor Pinder Fry & Benjamin. Gladman said it is the first large office development to be completed in Wigan for many years.

The office units for sale range in size from 752 sq ft and are available on a virtual freehold basis. A further building of 25,500 sq ft is also available for purchase. Leasehold units range in size up to 8,140 sq ft.

"Owning their own office unit with their own front door is still a widely held aspiration for many small businesses, and we were delighted with the response from Wigan's business community to the launch of sales of small offices," says Jacqui Bayliss of Gladman.

"Businesses feel that they can invest in their own buildings, and that they can help create a brand. Acquiring an office building can also be a good way of investing in a company or directors' pension scheme."

Pemberton Business Park is situated just off the A49, the main arterial route through Wigan, and the office space is accessible from the town centre, as well as from Junction 25 of the M6.

Quoting prices for the small office units, the residue of a 999-year ground lease, are £160/sq ft, while quoting rents are from £12.50/sq ft. Joint agents are King Sturge and GVA Grimley.
