A hotel, office, and two apartment buildings make up the £70m second phase of the joint venture’s Rochdale Riverside development, which is recommended for approval by the council.
The four-building cluster is to be constructed on land off John Street next to the first phase of the town centre regeneration scheme, a 200,000 sq ft retail and leisure complex, that completed last year.
Genr8 Developments and Japanese funder Kajima are delivering the project, which forms part of the wider £400m town centre revamp, in collaboration with Rochdale Development Agency and Rochdale Council.
The residential element is to be delivered across two separate blocks, reaching nine and 10 storeys.
A total of 242 apartments would be provided, comprising a mix of studio, one-, and two-bedroom build-to-rent apartments.
Providing 146 bedrooms, the seven-storey hotel would be situated at the corner of Penn Street and New Baillie Street. The ground floor of the 55,000 sq ft building would feature a lobby, reception, bar, and restaurant.
A 44,000 sq ft office is also proposed and would be built off Penn Street to the north of the 2.2-acre site.
The council has previously stated that the five-storey office element of the project would only be delivered if an occupier can be secured prior to construction.
The residential element is designed by architect Cartwright Pickard and the hotel is being designed by Liverpool-based KKA Architecture. AEW Architects has designed the office portion.
Contractor Wilmott Dixon, which built the first phase of Rochdale Riverside, is carrying out remediation work ready for the main construction programme to begin, subject to planning approval.
The neighbouring retail and leisure complex features retailers including M&S, River Island and H&M, as well as a Reel Cinema and Puttstars mini golf.
Plans for the second phase are to be discussed when Rochdale Council’s planning committee meets on Thursday 8 April.
