Vehicle repair centre Activate Accident Repair Group has signed to occupy the newly refurbished Unit 1 at the Warrington business park on a 10-year lease.
The company is to pay a rent equating to £7/sq ft for the 24,760 sq ft unit, under the deal with Gemini Business Park’s owner Aberdeen Standard Investments.
Gemini is located two miles north of Warrington close to the M62. Unit 1 was recently refurbished in a project overseen by consultancy JLL and a planning change of use was granted in February to switch the building from retail to light industrial. Activate is to operate its latest accident repair centre from the site.
Agencies JLL and B8RE acted on behalf of Aberdeen Standard Investments and Lambert Smith Hampton acted for Activate Accident Repair Group.
Richard Johnson, director UK industrial and logistics at JLL, said: “We were confident we would let the Grade A second-hand building soon after practical completion of the refurbishment works, due to the high specification of the property, its prominent corner position on Europa Boulevard at Gemini Business Park and its prime location close to Junction 8 of the M62 motorway.
“In particular, the quality of the refurbishment was exceptional and was project managed by our Manchester building consultancy team.
“As a result, we achieved the quoting rent of £7 per sq ft and a straight 10-year lease, which is indicative of the high levels of demand for good quality second-hand space in Warrington.”
