The 158-bedroom property on Princess Street designed by architect Feilden Clegg Bradley Studios opens to the public today as the operator’s fifth in Manchester.
The 16-storey hotel is located within developers Bruntwood SciTech and Vita Group’s £750m Circle Square mixed-use scheme off Oxford Road. The hybrid building comprises a 1,014-space car park across the first nine floors, and the hotel is located on floors nine to 15, taking Premier Inn’s Manchester portfolio to more than 960 rooms.
Construction of the hotel main contractor Russell WHBO completed in December.

Parent firm Whitbread already has four Premier Inn hotels in the city – in Dale Street Piccadilly, Deansgate Locks, Portland Street and West Didsbury – and is actively seeking sites that could accommodate up to 200 rooms to further grow its portfolio, Place North West revealed in March.
The company is targeting the fast-growing locations of the Northern Quarter, Piccadilly and east Manchester – specifically, Eastlands, where US stadium developer Oak View Group is building its 23,500-capacity arena to rival the existing Manchester Arena, now renamed the AO Arena – senior acquisition manager Kevin Murray told Place North West at the time. No deals have been signed as yet.
Murray said today: “Manchester is a hugely popular and thriving market for Premier Inn guests travelling for business and leisure. It is also a city where we are seeking to redefine, improve and expand our presence in key destination locations.
“The new Princess Street Premier Inn symbolises how we want to grow in the city – by investing in bold and sustainable hotels where we expect to see long-term demand for our style of affordable accommodation.”
The hotel at Circle Square offers skyline views of the city and a striking and unusual aluminium façade. Room rates start from £35 per night for guests travelling for work, education or other legally permitted reasons ahead of general leisure travel reopening on 17 May.
A short distance from Princess Street, Whitbread is also proposing alongside Ask Real Estate to redevelop the site of its Deansgate Locks Premier Inn on Medlock Street into a 41-storey tower containing 370 flats and 400,000 sq ft of offices, as part of the council’s First Street regeneration programme.
