GALLERY | Next wave of Mulbury schemes revealed in New Cross

Developer Mulbury has put in planning applications for projects that would bring 370 apartments to Manchester’s New Cross, designed by Tim Groom Architects.

The next three schemes from Mulbury’s city living division sit between Oldham Road and Rochdale Road, in a part of Manchester increasingly seeing residential development as the city expands beyond the fringe of Ancoats.

On Goulden Street, Mulbury is proposing an eight-storey building, totalling 73 apartments, incorporating the listed former fire station on the site.

On a plot at the junction of Bendix Street and Oldham Road, a 12-storey block is planned which would include 161 apartments.

A site on Oldham Road and Adderton Street is also set to see a 12-storey scheme, totalling 144 apartments.

Two of the projects are expected to be targeted at PRS occupiers, with one potentially being brought forward in partnership with a registered provider for shared ownership.

Speaking to Place North West in December, Mulbury director Greg Mulligan said the sites would be brought forward in the first nine months of this year, subject to planning consent.

Other Mulbury schemes in Manchester include Excelsior Mill in Castlefield, Blossom Street in the Northern Quarter, and The Astley on Great Ancoats Street. Tim Groom Architects also designed these projects.

Nick Legget, senior development manager for Mulbury, said: “We’re proud to playing our part in the regeneration of New Cross and the wider Northern Gateway project, supporting Manchester City Council’s strategic growth development aspirations.

“These three developments represent a significant investment in one of the city centre’s most exciting, emerging areas. They will bring inspiring, well-designed new buildings to New Cross while respecting existing buildings and heritage assets.”

The plans are expected to be considered by Manchester City Council in July 2020.

This size/style development is perfect for a city like Manchester. Bar Great Jackson street where I think developers should be given free rein over height, this scale is what Manchester needs across the city centre.

It’s significant I think that schemes that incorporate heritage features like Goulden Street are so well received. Hopefully this will be a lesson to those short sighted fools who constantly argue for heritage assets to be razed, seeing them as a barrier to development or an embarrassing relic from the industrial era rather than something which adds interest and real value.
