GALLERY | Marshall lodges One City Road plans
The developer has submitted an application for a 370,000 sq ft office scheme off City Road and Medlock Street within Manchester’s First Street regeneration zone.
Marshall CDP proposes the construction of two office buildings of 11 and 14 storeys on the one-acre gateway site, which the developer owns.

Under the plans, a central atrium would occupy the area between the two blocks, linking Medlock Street through to a garden on Shortcroft Street.
The site currently houses a 1980s office building that would be demolished under Marshall’s proposals.
Jon Matthews Architects designed the buildings, which will each boast a roof terrace, and Deloitte Real Estate is the planning consultant.
The wider project team includes Booth King Partnership as the structural engineer, Planit-IE as the landscape architect, and Curtins as transport consultant.
The submission of the application follows a period of consultation in August.
The One City Road site was one of three added to Manchester City Council’s First Street development framework in July, together providing scope for more than 1m sq ft of commercial space, including an office tower at Little Peter Street.

Lovely design but wrong location. Already a development in its place where it looks like this is to be located? Can’t they move it down the road a bit to replace that god awful Premier Inn once they relocate to First Street

@Manchattan Advocate – Premier Inn have pulled out of First Street a few months ago, so not relocating for the time being.
Love the angles on this, colour and the way its split in to 2 to create a walkway in between. Looking forward to seeing it built.

@Manchattan Advocate Premier Inn engaged with MCC about redeveloping its site, but were told offices or nothing in terms of uses. Different story told to different parties elsewhere in the locality, of course – student housing etc. Another scheme here for the cosy club, Deloitte, Plan-It et al……………….

I’m definitely in favour of this over the current brick bores. It looks nice.

Doesn’t meet council policy SPD city development for emphasising a corner or relating to its context. Don’t be seduced by CGI the floor to ceiling offices, if built you will see rubbish bins, bags, post it’s on the glass. It won’t look as clean as anyone in the industry intelligent enough appreciates & doesn’t fetishise over fake reality.

This makes me happy. A jaunty, modern pair of buildings with a large atrium in the centre. At 11 and 14 storys it sits well with the surrounds, oh and demolishing an 80’s, eyeache is a bonus. Building roof terraces on the roofs is just brilliant. What’s not to like?.
