GALLERY | Hanover House office fully let after refurb

Following an extensive refurb by Workspace and Sheila Bird, IT support services firm Everything Tech has taken 2,500 sq ft at the Charlotte Street building in Manchester city centre on a five-year lease at £23/sq ft.

According to the letting agent Edwards & Co, the office was refurbished to meet the demands of a large number of enquiries from firms working in serviced and co-working offices, seeking “a longer-term solution without the hassle of project managing fit out works”.

Oliver Woodall, surveyor at the agency Edwards & Co, said: “Following refurbishment, we were confident that this space would be perfect for a growing company ready to expand out of its serviced space.”

Everything Tech is moving its 25 staff from the WeWork offices at 1 St Peter’s Square, to its own premises at Hanover House to mark its tenth anniversary. The office, was chosen for its location and the quality of fit-out, according to Everything Tech director Lee Wrall.

The refurb included the installation of a crittall-glazed meeting room, large kitchen and breakout area.

Sheila Bird and Workspace have worked together on several Manchester projects including Federation House on Dantzic Street and the headquarters of influencer marketing brand Social Chain on Portland Street.

Landlord Epsilon Real Estate Partners, which also owns Aeroworks on Adair Street within the Portugal East development zone, was represented by Edwards & Co with Colliers as joint agents. Everything Tech was unrepresented.

Other tenants in the 14,000 sq ft, fully-let building include RH Law Solicitors and marketing firm Custard.

Rodney Hunt, director of commercial acquisitions at Epsilon, said: “Everything Tech’s occupation will complement the excellent tenant mix in the building.

“Epsilon remains committed to the North West. We continue to explore office refurbishment and asset management opportunities in Manchester and Leeds, and are looking to expand our portfolio during 2020.”
