Prospective tenants are viewing apartments within the 44-storey 100 Greengate, renamed Anaconda Cut, as Renaker prepares to hand over the build-to-rent scheme to owners Europa Capital and Atlas Residential.

The joint venture forward-purchased the Salford tower from Renaker Build in January. Project completion is scheduled for next week, and the first residents are able to move in from mid-March.

The building has been renamed Anaconda Cut at 100 Greengate. Anaconda Cut refers to an engineering project which took place in the 1970s to straighten a sharp bend in the River Irwell, where the development now sits, to prevent flooding.

At 44-storeys or 131 metres, it is the tallest building in Salford, and includes 349 apartments, in a mix of 48 one bedrooms, 268 two bedrooms, 32 three bedrooms, and one three-bedroom penthouse.

The rent varies from around £900 a month for a 570 sq ft one-bedroom flat, to £1,300 for the 800 sq ft two-bedroom apartment, and £4,000 for the 4,000 sq ft penthouse, which is close to securing an occupier.

Rent includes internet for the first year, access to the gym and fitness classes, and amenities including a residents’ lounge on the 43rd floor, rooftop terraces and co-working space. Parking is situated in the basement over three levels, with 79 spaces and bicycle storage beneath.

Anaconda Cut sits on a former disused car park, next to the Abito building, and was backed by a £33m loan from Homes England. Designed by OMI Architects, the property is clad in a glazed curtain walling with gold-coloured reflective metal panels, with a 19-story brick element sitting against one side of the tower.

Next door, Elliot Group is on site building The Residence, a 34-storey scheme also targeted at the private rented sector.

Europa Capital, which is majority-owned by Mitsubishi Estate, bought the tower from Renaker on behalf of its Europa Fund V. US-based Atlas, who will be operating the building, is in the process of acquiring a 10,000 unit UK portfolio and is also a partner in the Green Rooms, a 19-storey building in MediaCity, where it is working with IP Investment Management.

Place North West visited Anaconda Cut’s two-bedroom show apartment. Renaker worked with Loft Interiors for the fit-out; some of the apartments will be available fully-furnished.

I think I’d be more concerned about the lifted paving. Are there so many defects that they couldn’t take promo photos without getting them in the shot?

“Anaconda Cut” refers to the old name for the area, when the Irwell used to snake – like an Anaconda – through the area. This was before they re-channelled it in the early 20th century, to protect against flooding.

Quality of architecture / quality of construction aside, this does nothing for the people of Salford. It sucks the soul and money out of the place. Why on earth Homes England or Salford Council trumpet this as win I have no idea. There are some great developers out there doing beneificial projects for communities, let’s not have tax payers cash being used for this sort of thing in future please.
