GALLERY | Bruntwood SciTech reveals latest Circle Square office

The developer has held a public consultation on the 15-storey building at its flagship Circle Square scheme in Manchester with a planning application for the 300,000 sq ft office expected in September.

The block at plot 12 of the Circle Square masterplan has been designed by architect Feilden Clegg Bradley and was showcased at the consultation event last night.

Featuring three ground floor food and beverage units, ranging from 2,500 sq ft to 1,600 sq ft, the development totals 300,000 sq ft and also features a roof terrace. The open-plan column-free floor plates are of around 16,500 sq ft each.

The building will be flanked by public realm leading down to the Mancunian Way, and is also bordered by Princess Street. Under the draft timeline, a planning application is expected to be submitted in September and subject to consent in December, work could begin in the first quarter of 2020.

The consultation also revealed the central square of the development will be named Symphony Park, while Brancaster Road, which currently cuts through the site, is set to be renamed Newman Street under the proposals.

The 50:50 joint venture between Bruntwood and Legal & General announced in May it was bringing forward plans for the £56m office at its mixed-use development on Manchester’s Oxford Road, while already on site with the 150,000 sq ft No.1 and 210,000 sq ft No.2, due to complete next year. The developer cited “exceptional levels of interest” in the offices, which were set to be delivered in phases.

Deloitte is the planning consultant.

Good to see a hot air balloons making an appearance in a CGI. Better than seagulls. Great scheme though – love the public realm.

Away from the fantasist renders, how much light will the public realm actually get. The buildings feel quite oppressive and monotonous in the main render too, its a big opportunity that could be done better imo.
