The Industrial Property Investment Fund has moved forward with a 191,000 sq ft employment development at Mosley Way, Trafford Park.
Lodged by London-based architect Michael Sparks Associates on behalf of IPIF, the application for the development, in the Central Park part of Trafford Park, covers the demolition of an existing single-storey warehouse, now vacant – the main previous tenant was an Evans Halshaw hire and repair facility. An office building had previously been demolished as part of the Metrolink extension.
Outline consent was granted to IPIF in February 2018, and this application adds further detail on design, layout, scale and landscaping. IPIF intends to deliver a single industrial building with ancillary offices, parking and a 50m service area at the site, located on the corner of Mosley Road and Village Way.
The main building previously on the site had been developed in the 1950s by Mosley Road Works Electrical Engineering, with the building being split into two in the 1980s. Following a partial demolition, some of the site was left as hardstanding, then in 2015 the plot to the south was developed for an XPO unit operating on behalf of Missguided.

IPIF was set up in 1997 and operates mostly in multi-let industrial estates, predominantly in the South East. The fund is managed by the Real Assets division of Legal & General Investment Management, and is asset-managed by JLL.
