The first five tenants have taken space totalling 13,600 sq ft in the refurbished Building 3, which has been rebranded as ICE, at £20/sq ft.

The occupiers are Riverview Law, Leaders Romans, Phillips Trust Corporation and TTI and 11 Degrees.

The 26,000 sq ft building, which is owned by Ekistics, was refurbished by Ardmac in 2019 and offers eight offices across five storeys.

Riverview Law, which was acquired by EY in 2018, has taken the entire top floor totalling 5,200 sq ft.

Property services provider, Leaders Romans has taken a combined 4,000 sq ft on the first floor while estate planning services firm, Philips Trust Corporation, has taken 2,230 sq ft on the second floor, which is split into four smaller offices.

Electronics distributor TTI, a Berkshire Hathway company, has also taken space on the second floor with a 1,200 sq ft suite. The final second floor office has been taken by fashion brand 11 Degrees which will occupy a 1,040 sq ft office.

Around 10,400 sq ft is still available on the building’s third and fourth floors.

The newly refurbished building, which was designed by architect 74, features a café bar, business lounge and communal meeting space.

ICE is part of the wider 430,000 sq ft Exchange Quay business park which accommodates 3,000 workers.

Axel Waldecker, managing director at Ekistics, said: “By adding the “ICE Bar” to the list of first-class on-site amenities, we now have an attractive environment for staff to unwind in at the end of the day.”
