Final Logistics North phase seeks planning consent

Developer Harworth Group has announced a 55,000 sq ft letting at Logistics North, its major site straddling Salford and Bolton, while putting in a planning application for what will be the fourth and final phase.

Plot H at Logistics North, off Lomax Way, is to be built speculatively and will sit next to the Multiply, a smaller-unit development within the wider logistics park. The unit will be made up of a 45,000 sq ft warehouse with 6,000 sq ft office, and will include a two-storey office and reception area.

Multiply Logistics North is being delivered as a joint venture between Harworth and the Lancashire County Pension Fund. The latest warehouse will be built in the same style as the Multiply units but is being delivered solely by Harworth.

Meanwhile, the Multiply JV has announced its fourth letting this year, of a 55,600 sq ft warehouse to bathroom appliances supplier PJH Group on a 10-year lease.

PJH is already an existing tenant on the park and has also agreed an extension of its lease of a 63,000 sq ft unit nearby.

The latest letting follows agreements with Solus, The Incontinence Shop and a pharmaceutical supplier at Multiply, leaving one unit of the nine at the site available.

Harworth’s wider Logistics North site has occupiers including Amazon, Aldi, Whistl, MBDA, Greene King, Costa and Komatsu, and has maintained development and letting momentum since planning permission was granted by Salford and Bolton councils for 4m sq ft of development in 2013.

Rob Haslam, planning manager at Harworth, said the developer was “confident of demand” for the latest unit proposed, due to the level of interest the nearby Multiply attracted.

Harworth is planning to start on site in March 2021, although is monitoring its project timeline due to ongoing Covid-19 situation.

According to the planning application to Salford City Council, the latest unit is “configured to suit potential occupier demand and meet institutional standards in terms of height, proportions, office content, yard areas and loading door provision”.

The application site is the eastern parcel of Logistics North, next to the realigned Wharton Brook.

This part of Logistics North was initially due to be developed into one large 130,000 sq ft warehouse, but was split into smaller units to respond to market demand and was brought forward as Multiply.
