Elliot kicks off latest Liverpool hotel build
Newry Construction has started site clearance for the 304-room Epic Hotel overlooking Queen’s Dock for developer Elliot Group.
Designed by architect Falconer Chester Hall, the hotel on Norfolk Street was first proposed in 2017 to be operated by Vincent, before Epic replaced the hotelier in July last year. The project also includes a block of 56 apartments for open market sale.
The site previously had planning permission for 253 apartments.
Newry is clearing the site while Elliot awaits planning approval for some changes to the façade and the basement; these were submitted alongside two other planning amendments earlier this month.
At Heap’s Mill, the developer is proposing replacing apartments with a 260-bedroom hotel, while at the £100m Aura scheme in the Knowledge Quarter, an 142-apartment block is being replaced with a 278-bedroom hotel.
Elliot Group and Epic have previously delivered a hotel on Seel Street in the Ropewalks area of Liverpool; this opened last December. Epic is also the planned operator of a proposed hotel at Beetham Plaza, also owned by Elliot Group.
Elliot Lawless of Elliot Group said: “We’ve submitted a planning application to vary some of the façade treatments and the basement but we’re cracking on with the initial ground works in the meantime.
“It’s good to be working with Epic Hotels again. They really understand the dynamics of the Liverpool market and their product offer is exceptional. Baltic has been crying out for a hotel of this scale and quality to serve the area.”

Opening up the Baltic triangle train station is the 2nd most important thing Mersey rail should do- the 1st is a direct extension from the south parkway to the airport- until that happens Liverpool’s growth will not fulfil its potential .

I know there have been some complaints about aspects of development in Baltic, but most of it has been pretty good, adding lots of animation at street level and loads of popular services like convenience stores, bars, cafes, barber shops and more. The place is taking shape and this will add to its appeal as well as drive footfall to the likes of the Love Lane Brewery.
The missing ingredient is more office space, of course. Those tech and creative businesses really do animate the place – although their employees could do with polishing their shoes and smartening up a bit. Would never do on Old Hall Street.
