Developer Elliot Group has bought the site of social care charity PSS, on the northern edge of Wolstenholme Square, in order to build a £36m apartment block and extend its mixed-use regeneration of the square by an additional 160,000 sq ft.
A planning application is expected to be submitted shortly, and early plans show an 11-storey building with 205 apartments in a mix of 32 studios, 104 one-bedroom apartments and 69 two-bedroom homes. The scheme includes a spa and pool for use by residents, and terraces on three upper floors.
In addition, the building will include two ground floor commercial units intended to be let to independent local operators.
Elliot Lawless of Elliot Group said: “PSS has been trail-blazing for almost a century and the receipt from our acquisition will enable them to continue providing outstanding care to the people of Liverpool, whilst allowing them to house their team in modern, fit-for-purpose offices.
“The deal allows us to broaden the range of homes within the development and bring additional footfall to the independent cafes and restaurants that will surround the square when it is completed. Our new building will provide additional levels of luxury and specification and we’ll be revealing more in due course.”
Elliot Group is currently building out existing planning approval for Wolstenholme Square, which will see it provide 447 studio and one-bedroom apartments, with a revamped square and a landscaped passage through to Seel Street with restaurants, cafes and workspaces for independent businesses.
The architect for the new building is Falconer Chester Hall. The contractor at Wolstenholme Square is Newry Construction.
