DTZI lets final unit at Ashburton Point

Swedish manufacturer Lindab has leased a 65,000 sq ft new build unit at the recently completed development in Trafford Park from landlord DTZ Investors.

Lindab, which manufactures building products for the construction industry, has taken a 15-year lease on Unit M at Ashburton Point, paying £6.50/sq ft.

Lindab is based out of two smaller units on the nearby Central Park Trading Estate, another commercial estate at Trafford Park, and will relocate to the 22-acre Ashburton Point on completion of fit-out in the coming months.

DTZI acquired the 3.5-acre site three years ago to extend Ashburton Point, which is around 15 years old, and completed construction of the speculative Unit M in early 2019.

The deal with Lindab means that all 18 units on the 22-acre business park, ranging in size from 5,000 sq ft to Unit M as the largest, are now fully let.

The development is located on Trafford Park, two miles from junction 9 of the M60. The site is next to Bowlers Exhibition Centre and the former Guardian Printworks warehouse.

Last year, DTZI bought the Guardian site, which comprises 6.9 acres, from the media group for £7.45m, and plans to develop an industrial unit of up to 150,000 sq ft to complement the Ashburton Point offering.

A planning application for the scheme, known as Trafford 150, is due to be submitted in the coming weeks, starting with demolition of the Guardian printworks.

Savills and JLL are joint letting agents on Ashburton Point.

Richard Johnson, director of UK industrial and logistics at JLL, said: “Lindab is currently based in two smaller units on Trafford Park and had a requirement to relocate and consolidate into a larger, modern and more efficient building.

“Ashburton Point offered the only real solution for them highlighting a lack of supply of good quality existing ‘mid-box’ accommodation on the park and in the surrounding area.”

Kevin O’Connor, fund manager at DTZI, added: “This is the latest in a series of transactions for an in-house client to develop its presence on Trafford Park.”
