Double warehouse deal nears at Basford West
Cheshire East Council is set to sign off two warehouses totalling nearly 136,000 sq ft at Basford West near Crewe, marking the latest major development at the strategic employment site.
Peel Logistics Property has put forward the proposals which are for two separate warehouses of 92,500 sq ft and 43,300 sq ft; both are to be approved by the council next week, allowing work to get under way. A tenant for each of the units is yet to be confirmed.
The wider Crewe Commercial Park at Basford West has outline permission for more than 1m sq ft of employment space, primarily industrial, storage and distribution, as well as a new spine road linking to the A500.
Plots two and three of Basford West are subject to a separate application which is yet to be considered by the council. This was put forward by Peel Logistics is 2018 and is for a 389,000 sq ft HQ warehouse-style building.
Enabling and infrastructure works are largely complete, clearing the site for future development.
Recommending the latest proposals for approval, Cheshire East’s planners said: “It is considered critical that this vital scheme is progressed as this strategic site makes an important contribution to employment provision in line with the main objectives of Cheshire East employment policy which seek to encourage growth in the borough through a sustainable pattern of development by ensuing an appropriate balance between the creation of jobs with services, facilities and housing.”
The wider area around the A500 is set to see a series of major developments with Onward Homes and Lane End building 447 houses at Basford East. This plot was sold by Lane End to Onward in June this year; under the terms of the deal, Lane End will act as contractor to deliver the scheme.
Muse and The Witter Trust also obtained planning consent for a mixed-use plot features 325 homes and 110,000 sq ft of commercial space. Muse subsequently sold the residential land to Homes England last year.
