Developer readies Eccles scheme for 2020 finish

Goodwin Property Holdings has launched sales on The Lyceum, its redevelopment of the former Crown Theatre in Eccles into 82 apartments.

Known originally as the Lyceum and then the Crown, the 1890s grade two-listed building was last used as a theatre in the 1930s and was later used as a bingo hall, but has been derelict for 20 years. Following its redevelopment, it will house 82 one and two-bedroom apartments, with completion set for the final quarter of 2020.

The project has been acquired by Goodwin from Derby-registered business Foregate, and will be delivered by sister business Goodwin Construction Group. Place understands that site clearance and the erection of hoardings will take place soon as the build programme takes shape. The project’s overall development value is £13m.

The project was taken through the planning process by Foregate, with designs by Shrewsbury architect Ochre Building Design. The application proposed the demolition of all but the existing structure of the theatre, and replacement of the dilapidated buildings to the rear with a new-build eight-storey mixed-use development. The former theatre foyer was proposed for use as a 1,900 sq ft unit, to house a small business unit or a shop.

These plans were submitted in late 2018 and approved by Salford City Council in February. They represent the latest proposal for the site, where consent was granted in 2008 for a facade retention and demolition of the majority of the building, to be replaced with apartments, in September 2008 – a scheme that was never progressed.

A plan to demolish the entire building was then put forward in 2015, but plans were withdrawn following consultations with the council and Historic England.

Goodwin said that those looking to purchase an apartment at The Lyceum for investment purposes will benefit from full management with a 7% net rental return.

Its a lovely looking building, glad its not going to be demolished., hoping there will be adequate parking facilities for the amount of flats/apartments theh develop it into.,
Just what Eccles needs, there are other buildings similar to this one that are empty, they need to keep the old buildings and redesign them from the inside out.

What are the plans for parking ? As a local resident with a disability , parking is already awkward in the area and if it gets any worse as a long standing Eccles resident , i will be leaving the area

It looks amazing, it really does and let’s hope it’s done well!! But I’ve heard only 20 carparking places are to put at the back…. That then leaves a hell of alot of cars to be parked… I live across the way and hope to god I will still be able to park outside my home.

no, not enough adequate parking but at least all the noise residents made about saving it came into fruition, kind of….I mean it says completion late 2020? we’re half way through 2019, nothings been done, it looks as awful as it has always done, shabby fences, parts of the roof now falling off into Mather road daily. not one workman/organiser/owner on site or visited the site in years. we were told it would possibly take 3 years to build and all the concerns in the objections would be in hand and not to worry. pushed through planning with no ammendments or consideration. I find it hard to believe this is going to happen, if it does it will remain empty as no one round here needs 1 bedroom flats at extortionate rates or I guess nothing gets done and same old same old until someone dies. what a legacy.

If anyone wishes to go through this I am happy to meet in our HQ and be transparent about it as we are doing now with legal representatives of the administrators helping them.

We have now moved the business on 2 years later with 10 well known respected clients delivering projects in Liverpool, Manchester and Cheshire along with our own developments which are selling before they are built with bespoke homes.
