Derwent brings hospital site to market

Hitchcock Wright & Partners have been appointed by Derwent Lodge Estates to dispose of 11.88 acres with planning consent for 137 new homes next to the former Walton Hospital in Liverpool.

The site fronts Rice Lane, three miles north of the city centre and is split into two parcels, one of 5.42 acres and another of 6.46 acres. The two sites are either side of the site of the new hospital where construction is due to start soon.

Nick Harrop, partner at Hitchcock Wright, said: "This is a fantastic residential opportunity in a very popular location. As well as the site being close to a wide range of shopping and leisure facilities, there are a number of excellent primary and secondary schools in the area. The site's disposal has coincided with the demolition of the last element of the former Walton Hospital, which wasn't an attractive building. With the NHS due to commence construction of a new attractive low-rise building this summer the timing couldn't be better and we have had a good level of interest from developers."

Phase one of the development was completed in 2004 and included the conversion of the former nurses' buildings and the construction of 18 new homes comprising new build semi-detached houses and converted character buildings.
