Deal at new-look Queens House

Agent OBI Property has signed digital firm, e3creative, to become the first new tenant at the revamped Queens House off Lincoln Square in central Manchester, one year after refurbishment was completed by landlord CBRE Global Investors.

e3creative will occupy 3,200 sq ft on the fourth floor of the 19,000 sq ft building on a 10-year lease with a break at year five.

John Clark, director of CBRE Global Investors, who represent the owners of Queens House, said: “It is great to welcome our first tenant to the remodelled Queens House. We wanted to create a unique work space in the central core of the city which would appeal to businesses that want to embrace new ways of working and value their working environment.”

e3creative is moving from the Boardwalk in Knott Mill. The agency is moving to accommodate expansion, and is working with OBI Property to design a new office that will help attract and retain talent, as well as providing space to collaborate with clients.

Jake Welsh, managing director at e3creative, said: “We knew we needed a larger space to deal with the expansion of the company and when we looked at Queens House, we thought it was spot on for us.  The location is fantastic, we love the urban design and the building offers a different product from the normal office building. Straight away we could visualise ourselves within this space.”

OBI Property also managed the refurbishment. The building has office space over six floors, basement car parking and cycle storage.
