Crossfield eyes start on £9m Aigburth homes

After securing planning permission in September, developer Crossfield is to start on a £9m housing scheme off Aigburth Road in Liverpool by the end of the month.

Crossfield Exclusive Development’s plans for the site off Aigburth Road include a mix of demolition, new-build, and refurbishment across three parcels of land.

At 28 Alexandra Drive, the developer is looking to convert the existing Victorian villa into 14 homes. The building was formerly used as offices by the North West Reserve Forces & Cadets Association.

A new-build block of part-three and part-four storeys is proposed for the building’s car park; this will include 20 apartments.

At Aigburth Road, numbers 17 and 19 are both due to be demolished to make way for a five-storey block of 39 apartments over five storeys. One of the buildings is vacant, while the other is used by Liverpool Theatre School.

In total, the project will deliver 73 homes, 59 of which will be available for shared ownership or rent-to-buy, with the remainder available for open market sale.

Paddock Johnson Partnership is the architect, and Crossfield will deliver the scheme itself through its Crossfield Living arm. Work is expected to begin by the end of October and complete in summer 2021; the project secured planning permission on 18 September.

PJP project architect Phillip Orr said: “The plans for these homes have been very carefully considered to maximise the potential of this appealing site, whilst minimising the impact on its neighbouring properties and existing mature trees.

“The currently disused site has a varying context from Aigburth Road up to Alexandra Drive. PJP has designed the scheme to reflect this variation, ensuring that it fits comfortably in its surroundings and brings a disused site back into use to provide much needed homes in the area.”
