Plans by David Wilson Homes for 151 homes on an allocated housing site off Sydney Road are expected to be approved next week.
The 11-acre development, proposed by the housebuilder in partnership with the Duchy of Lancaster, is for a triangular site between Sydney Road, the Haslington bypass and Crewe Green roundabout to the south.
Two-, three- and four-bedroom houses are proposed, along with one- and two-bedroom apartments. The site is around 1.5km from the town centre.
Crewe Town Council and Haslington Parish Council have objected, over points including playground provision and setting a maximum height of two storeys. Cllr Hazel Faddes and Cllr Suzanne Brookfield have also lodged written objections.
In addition, more than 100 responses from residents were recorded in a first round of consultation, several mentioning capacity and safety issues on Sydney Road, with a further 16 following re-consultation.
However, the site is allocated in Cheshire East’s hard-fought-for Local Plan as a strategic site to house around 150 homes. The three-storey buildings are grouped at the southern end close to the Crewe Green roundabout, comprising apartments and townhouses.
The developer has also satisfied the affordable housing provision requirement of 45 homes, with 29 at affordable rent and 16 shared ownership.
The affordable housing provision is to be secured through the Section 106 agreement. According to the officers’ report, an education contribution upward of £700,000 will also be required, along with a healthcare contribution of close to £150,000.
Professionals working on the project include Savills, TCL and e*scape urbanists.
The Sydney Road area is also to house a 245-home Watkin Jones development, the North Wales firm having agreed to sell 159 of the houses to housing association Plus Dane.
David Wilson Homes’ plans go before Cheshire East’s strategic planning board on 16 June.
