Countryside confirmed at Zodiac

Countryside Properties has confirmed it will take 129,000 sq ft at Zodiac on Warrington’s Gemini Business Park as a base for off-site manufactured homes, storage, and distribution.

The housebuilder first announced in May it would be investing £6m in a manufacturing plant at an unnamed site in Warrington, and it has now confirmed it has taken a 15-year lease on Zodiac, developed by NFU Mutual.

The 200-acre Gemini Business Park sites off the M6, M62 and M56 near Warrington, and Countryside will join other occupiers including logistics firm DX Network Connections, MBA Group, and American Golf.

Knight Frank and B8 acted for NFU Mutual, while Preston O’Herlihy acted for Countryside.

Rob Taylor, head of Knight Frank’s North West logistics & industrial team, said: “The fact is that opportunities to secure good quality buildings in prime locations such as Gemini in Warrington, do not come along very often and it shows the strength of the north-west market that deals like this can happen in short timescales.  There remains a good depth to the big shed market in the region at present and this letting demonstrates that.”

Tom Foley, NFU Mutual asset manager, added: “To secure a high calibre tenant such as Countryside Properties PLC on the terms agreed prior to practical completion is a real testament to the whole project team.

“The decision to undertake an extensive refurbishment programme as soon as the building became vacant has been endorsed by securing a suitable occupier in such a short period of time.”
