Contractor lined up for Investar’s £32m Botanical Gardens
Linear Design & Construct is preparing to start work on the 149-home Trafford scheme in the coming weeks.
A construction management plan submitted to Trafford Council lists Linear Design & Construct as the principal contractor for the £32m project. However, it is understood that the contractor and Investar Property Group have yet to reach a formal agreement.
Once appointed, the firm, which is the main contracting arm of Scottish construction firm Linear Group, aims to complete Investar’s Botanical Gardens by Q1 2024.
The contractor is also delivering Investar’s Paragon House project, the conversion of a former Bruntwood office building on Seymour Grove into 115 apartments.
Investar won approval for Botanical Gardens, located on Talbot Road, in January 2021.
The development was designed by Tim Groom Architects and comprises two buildings of six and 11-13 storeys.
Botanical Gardens would offer 149 one-, two-, and three-bedroom apartments and townhouses for sale.
The plans include the redevelopment of one of the Victorian villas on site into 3,600 sq ft of offices, with the other buildings demolished, making way for the new-build elements.
Botanical Gardens falls within Trafford Council’s Civic Quarter masterplan. Other developments coming forward within the masterplan area include Bruntwood’s Lumina Village and the proposed redevelopment of the former Greater Manchester Police Headquarters.
First class these. Love em. Hopefully Tim Groom gets many more projects in the city. His work is outstanding.

They look quite good relatively speaking. But is it me or is the name a bit silly? Having visited many Botanical Gardens all across the globe, I can’t see the connection between fabulous plants and a residential development. Perhaps, palm trees will be included in the landscaping!

The area around here could be a very sought after residential enclave It is close to a few met stations and I have always thought that the district going back towards Hulme, where there are still Georgian style houses should be a thriving community for families. Sadly it currently looks scruffy but it is five minutes from Pomona and very Central and close to Salford Quays.
