Construction starts on 38-acre Wrexham industrial scheme

FI Real Estate Management is eyeing a 2022 completion date for the first phase of the project, which will ultimately offer five sites of new build commercial space.

Located on Clywedog Road North and Clywedog Road East, the three initial sites are situated within the larger 1,360-acre Wrexham Industrial Estate. Two of the sites are on Clywedog Road North, one of which will host a building of up to 25,000 sq ft. The second site on that road will hold 11 buildings ranging from 800 sq ft to 6,000 sq ft. A site on Clywedog Road East will have one unit of up to 45,000 sq ft. Those schemes are the ones projected to complete in 2022.

“The breaking of ground on these three new development sites signals a huge step forward in the provision of high-quality commercial space in Wrexham – not to mention a sizable investment in the North Wales economy,” said Tim Knowles, founder and managing director of FI Real Estate Management.

“Our ongoing acquisition and development plan acknowledges the area’s strategic connectivity, critical location on the England-Wales border and its position as the largest industrial estate in Wales,” he continued. “When complete, these sites, along with our existing buildings, will boost our presence at Wrexham Industrial Estate to 1.5m sq ft, making it the largest in our 10m sq ft UK portfolio.”

FI Real Estate Management has outline permission for 97,000 sq ft of business-to-business use on Clywedog Road South. The company is also drawing up a planning application for 120,000 sq ft of space on Bridge Road.

More than 340 businesses call Wrexham Industrial Estate home, employing more than 10,000 people.
