Clayton House fully let

Following a flurry of deals, the building opposite Manchester’s Piccadilly Gardens is full up after a £2.7m refurbishment by owner T&M Investments.

The remaining 1,800 sq ft has been taken by Allure Bridals, following a 3,240 sq ft letting by Digital Code in February this year.

Other deals secured in the last 12 months include HTA Design, Bliss Marketing, JK Attire, Property Hub, and the Candidate; all of these have been on five-year leases at a headline rent of £19.50/sq ft. Avison Young and Daniel Harris & Co are the retained agents.

The grade-two listed building overlooking Piccadilly Gardens contains 15,200 sq ft over five floors and also houses Indian street food restaurant Bundobust in the basement.

T&M Investments bought the building in 2016 and has carried out a £2.7m refurbishment which has included the restoration of some of its original features, as well as improvements to existing spaces.

Harry Skinner, associate director at Avison Young said: “These lettings show continued demand for quality office space in the Northern Quarter, particularly in the growing tech sector.

“We are delighted that our strategy of restoring the building’s character features and upgrading the facilities to meet the requirements of modern businesses has proved successful.”

Liverpool deserves and deserved developments and developers like this. Unlike the rubbish the city’s politicians spout, employers DO want to occupy older buildings.
