CEG unveils £1.1m office refurbishment in Birchwood

The developer is offering two self-contained units of 6,500 sq ft at £18/sq ft and 9,370 sq ft at £18.50/sq ft at Birchwood Park in Warrington, after completing a £1.1m refurbishment.

Unit A is 6,500 sq ft over two floors, with 27 parking spaces. Unit C provides 9,370 sq ft over two floors, which could be split into self-contained units of 4,500 sq ft. This unit also comes with a double-height reception, cycle parking, showers, lockers and 41 car parking spaces. The third office on site is 12,000 sq ft and is currently let to ABS Consulting.

The refurbishment was undertaken by Ultimate Office Solutions on behalf of CEG, installing LED lighting, energy efficient studio-controlled air conditioning, showers, toilets, lifts, kitchenettes and disabled facilities.

Investment manager at CEG, Robert Morton, said that well-designed amenities in a contemporary space is what “customers demand” and that as such they’re expecting “a high level of interest” in these units.

Avison Young and JLL are marketing the building, which has since been rebranded from ‘The Beacons’ to ‘Concentric’.

Director of office agency at JLL, Richard Wharton, said: “Office take up in the Warrington area remains healthy with Q1 take up consistent with 2018 figures. Birchwood’s locational benefits with easy motorway access and superb amenity are continuing to prove attractive to occupiers.”
