CEG bags brace of deals on Deansgate
Commercial Estates Group has achieved a new headline rent of £22.50/sq ft for the grade two-listed 196 Deansgate in Manchester city centre.
Software developer Arrk Group and international IT recruitment business Gibbs s3 have both relocated to the building on five-year leases. They join existing occupiers McCann Manchester, Proteintech Europe, Adimus Investment, Pharmacist Support and Citypress.
Arrk has moved from Manchester Science Park to take 4,300 sq ft on the second floor. Relocating from Centurion House, Gibbs s3 has taken 2,000 sq ft on the third floor.
The building, at the junction with Quay Street, provides 48,000 sq ft of offices over five upper floors with 17,800 sq ft retail space on the ground floor. CEG completed a £2.3m refurbishment programme in autumn 2016. Approximately 11,000 sq ft remains available.
Harry Skinner, senior surveyor at WHR Property Consultants, joint agents with Canning O’Neill, said: “We have seen a surge in demand from emerging and expanding businesses seeking space with character. We have further space under offer and a high level of interest, which is testament to the standard of the scheme.”
Both occupiers were self-represented.
