Castle Green plans 110 homes in Denbigh

The North Wales development would see a mixture of walk-up apartments, terraced houses and detached homes take over the nearly seven-acre plot.

The land includes greenfield off Ffordd Ysgubor. It has agricultural land on two sides. The eastern side is next to Ysgol Pendref Primary School and its playing fields.

If approved, the project will have 22 affordable homes. The social housing portion of the development includes four one-bed walk-up apartments, two four-bed semi-detached houses, 14 two-bed and two three-bed terraced properties. These homes would be found throughout the development and are designed to be indistinguishable from the market homes.

Market housing in the scheme includes 14 two-bed and 14 three-bed terraced homes as well as 34 three-bed and 26 four-bed detached houses.

The buildings would be a maximum of two storeys with private gardens.

There is no public open space included in the plans. However, Castle Green has proposed a commuted sum payment towards providing off-site public open space.

Grimster Planning lodged the application with Denbighshire Council on behalf of Castle Green Homes. The scheme features landscape design from Ascerta. SCP is the transport consultant and Betts Hydro Consulting Engineering is the adviser for flood risk and drainage. CES Ecology is the preliminary ecological appraiser.
