Capital & Centric prepares for double start

Developer Capital & Centric is seeking demolition contractors to start work on two major projects in Liverpool.

At 12 Tithebarn Street in the city centre, Capital & Centric will deliver 40,000 sq ft of refurbished offices in a £6m project. Initial work involves the demolition of the roof-top structure, removal of glazing and the soft strip of existing office back to a structural shell in advance of refurbishment works. The derelict building was acquired from Derwent Lodge Properties. Planning permission was granted in March this year.

The first phase of redevelopment of the former Littlewoods complex in Edge Lane on the outskirts of the city will feature a 17,500 sq ft office building called the Bunker, containing 18 units for small businesses.

Work involves the demolition of out-buildings, partial demolition of buildings and the soft strip of the existing building back to a structural shell in advance of the redevelopment. The site was acquired from the Homes & Communities Agency in April.

Both schemes will be developed speculatively.

The demolition contracts will be let separately and have a combined value of circa £200,000 with a start on site at the end of September 2013.

Applications have been submitted for European Regional Development Fund money and decisions are due in autumn 2013.

"These two projects represent nearly 20% of a total portfolio of the 350,000 sq ft we have under development at present in Liverpool which we're committed to develop speculatively."
