Capital & Centric launches Bunker

The Manchester-based developer has completed its £2.6m speculative office at the former Littlewoods complex in Edge Lane, Liverpool.

The Bunker is the first phase of a six-acre redevelopment. The property is the result of the conversion of a 17,500 sq ft former warehouse into office suites over two floors.

The office development is part of the wider plan to convert the Littlewoods site into a hotel, 50,000 sq ft of business units and further 50,000 sq ft of offices.

Bunker buildingBunker was officially launched to the market yesterday at an event for regional office agents which involved a preview of the building and entertainment from a group of free-runners who explored the space.

According to Capital & Centric, two tenants are already under offer at the building and there is strong interest in the remaining space. Demand is coming from Liverpool Innovation Park and tenants within the Liverpool out of town market.

Tim Heatley, co-founder at Capital & Centric, said: "The level of excitement created by this project is ace. We have a creative approach to development and it's fantastic to see what seemed a slightly 'off the wall' design come to life.

"There's been a huge amount of interest shown not just from office agents and occupiers but also the architectural and property development community keen to see how we've transformed a concrete box without windows into a light, airy, funky and energy efficient space. We're thrilled by people's reaction to our design approach."

Artez was the contractor on the scheme and Shed KM was the architect. The building benefitted from support from the European Regional Development Fund.
