Canmoor is refurbishing one of the office buildings it acquired as part of the Segro portfolio on Twining Road, Trafford Park.
The 10,700 sq ft, three storey, building is on 10 acre development site also owned by Canmoor.
The refurbishment is being carried out by Canmoor itself and is due to be completed early next year.
Canmoor is looking to rent the building as a whole or floor by floor at a rental of £10.50/sq ft and will consider offers in the region of £95/sq ft for the freehold. TFC and P3 Property Consultants have been appointed as letting agents.
Ben Fallows, director at TFC, said: "Trafford Court is only a five minute walk from the Trafford Centre, which will appeal to many businesses looking for accommodation close to a wide range of amenities, this coupled with the great parking ratio means the building has an advantage over the competing buildings in the area.
"However, if both the building and the development land are taken together there is a great deal of potential for alternative uses such as a car supermarket or a head office with manufacturing or distribution facilities on the adjoining site."
