Canmoor signs four in Rochdale and Trafford

Canmoor has secured 165,145 sq ft of lettings in the past two months at Heywood Distribution Park and Trafford Park in Greater Manchester.

In Premier Park, within Trafford Park, existing tenant Indesit, the electrical appliance supplier, took an additional 20,000 sq ft across two units on an eight-year lease. Indesit already occupied 20,565 sq ft. There now remain two units to let at Premier Park.

At Longwood, ECO Signs signed for a 4,000 sq ft unit for five years and Yesss Electrical an 8,000 sq ft trade counter on a 17-year lease.

In Heywood, Royal Mail agreed a short-term five-month lease on 133,145 sq ft to help with Christmas deliveries as well as 2.5 acres of land to hold trailers.

Significant demolition work has also been completed over the summer at Heywood and Canmoor has cleared approximately 300,000 sq ft of obsolete units, dating back to the 1940s.

The site now offers design-and-build packages ranging from 30,000 sq ft to 525,000 sq ft across three plots: Aramis, Porthos and Athos. The park also benefits from Simplified Planning Zone Status with the potential to deliver new build on site within nine months without the uncertainty of planning constraints.

Mark Braithwaite, head of Canmoor in Manchester, said: "The beginning of the summer got off to a buoyant start and we saw an increase in activity across the portfolio and have been able to accommodate a range of needs from existing and new occupiers. This has been a significant improvement compared to the same period last year and we are looking to build on this over the coming months. In addition we will continue with our ongoing refurbishment strategy across the portfolio."

Jones Lang LaSalle and B8 Real Estate are the retained agents on Premier Park, Longwood Park and Severnside in Trafford Park. Jones Lang LaSalle, B8 Real Estate and Savills are the retained agents on Heywood Distribution Park.

Rental levels between £5.25/sq ft and £6.25/sq ft were achieved on all the new leases.
