Caddick lands further Stonebridge work

St Modwen has appointed Caddick Construction for the next phase of its Stonebridge Business Park industrial development in Liverpool.

Caddick, which has worked on the wider scheme previously, is to build a logistics unit called Stonebridge 52. Planning permission has been achieved, and work will start in the coming weeks on the 52,000 sq ft facility, with completion expected by year end.

The site, part of Stonebridge Business Park East, has direct access to the A580 East Lancs Road and sits a mile from junction 4 of the M57. The unit will be set in a 2.77-acre plot with 52 dedicated car parking spaces.

Andrew Day, asset manager for St. Modwen, said: “We are really pleased to be pushing forward with Stonebridge 52, an important addition to the Stonebridge Business Park. We have appointed Caddick Construction to commence construction and look forward to seeing the final development come to fruition.”

Ian Threadgold, regional managing director of Caddick Construction, said: “We have a long standing relationship with St Modwen having recently completed Stonebridge Business Park and a retail park at Great Homer Street in Liverpool, so the team is delighted to be working on a further design and build scheme at Stonebridge 52.

“We will complete the 50,000 sq ft industrial unit before the end of the year, helping to further boost the local economy at this popular, prime North West location.”

Mayor of Liverpool Joe Anderson said: “I’m delighted that the plans at Stonebridge 52 are now being implemented. This is a critical strategic site for the city’s logistics economy and will deliver much needed jobs.

“It also complements the changes the city council has brokered on nearby sites such as the relocation of the city’s fruit, veg and flower market. This important development zone is vital to the local economy and the rebirth of the wider Croxteth area.”

At Stonebridge Business Park, St Modwen has developed four units totalling 65,482 sq ft of industrial space, with only the largest building, a 32,425 sq ft unit, remaining following s 17,498 sq ft let to UK Storage Co in November.

Knight Frank and GVA  are joint marketing agents on the entire Stonebridge scheme. Pinsent Masons, Indigo Planning, Pozzoni, Hydrock, RPS, CPW and Atkins are all on the professional team.
