Birchwood Park expands SME warehouse space

Birchwood Park owners Patrizia and Oaktree Capital Management have announced that they will shortly start on site with the speculative construction of three warehouse developments totalling 53,000 sq ft at the 123-acre site.

The units designed by AEW Architects at 711-713 Cavendish Place are due for completion by December 2015.

The self-contained warehouses will include around 15% office content and are designed to support companies that need large industrial units to accommodate a range of uses, from labs to production space.

The development consists of Unit 711 at 13,911 sq ft, Unit 712 at 17,537 sq ft and Unit 713 at 21, 570 sq ft.

Jonathan Walsh, managing director at Birchwood Park, said: “We are thrilled to announce the development of three new industrial units at Birchwood Park. This is the first SME development in Warrington since the recession and we are excited to be leading the way as we meet the needs of our occupiers. We are seeing a rise in demand from companies who need an industrial space that creates the right impression for their clients and has the best environment to attract and retain the best possible staff.”

The Patrizia and Oaktree joint venture bought Birchwood Park from MEPC in August last year, as part of a £430m portfolio which included the mixed-use Chineham Park in Basingstoke and Hillington Park in Glasgow.
