Birchwood Park begins £12m industrial expansion

Caddick Construction has started work on a 170,000 sq ft warehouse at Birchwood Park, the second phase of the Cavendish Warehouse development at the Patrizia-managed Warrington business park.

The £12m scheme was designed by AEW Architects. Set to complete in spring 2020, the project is made up of five industrial units comprising of two 18,000 sq ft warehouses, a 24,000 sq ft warehouse and larger 50,000 and 58,000 sq ft warehouses. Patrizia has recently completed a £5m investment into the road network around the park to support the construction of the new industrial space.

Warrington Martin is the project manager and quantity surveyor, BDP Structural is the structural engineer, and the planning process was overseen by Turley, with Crookes Walker providing advice on M&E, and Vectos providing highways advice.

B8 Real Estate and JLL are join agents acting on behalf of Birchwood Park.

Martin O’Rourke, commercial director at Birchwood Park comments: “Warrington has been crying out for industrial space of this size and spec for some time, and so we’re confident that the second phase of our Cavendish Warehouse development will meet the needs of businesses and plug this gap in the market.

“We’ve taken on board experience from the first phase of our development to ensure we’re able to offer greater flexibility when it comes to adapting this industrial space, to suit the needs of both our current or future occupiers, and boast excellent road access as we’re located within easy reach of J11 of the M62.”

A second phase ofwork to provide additional traffic capacity is due to complete in December 2019.

It may not be far to Junction 11 but in rush hour traffic its a nightmare of gridlock back from the motorway. Like most of this part of Warrington, the road network is insufficient. And falling to bits.

A bit of an odd target for your complaints D! The road network round Birchwood has been improved recently and this park has shuttle buses and good cyclist facilities. The traffic is bad everywhere but we can’t all pack up and go home until the economy crashes…

What an awful place to work. Dual carriageways, roundabouts, and a joke of a rail service into Oxford Road.

Having moved to Birchwood from Manchester a couple of years ago the roads are a breeze in comparison to whats going on in Manchester and can only get better once the road works are completed later this year
