Biotech firm signs at Deeside

A 24,000 sq ft laboratory letting has been agreed with Reacta Biotech at Deeside Industrial Park’s Zone 2, as further deals are lined up for refurbished industrial space in the zone.

A £1.5m refurbishment programme on 85,000 sq ft of industrial and warehouse space at Zone 2 is closing in on a September completion with 35% of space under offer, joint agent Legat Owen said.

Work on the seven-unit scheme, which comprises spaces of between 9,800 sq ft and 26,000 sq ft, began in April.

Zone 2 sits within a Grant Tier II Assisted Area, so new occupants may be eligible for financial funding and assistance. Diagnostics business Reacta has taken its 23,700 sq ft space at Newtech Square on a 10-year lease.

The eight-acre Site One, at the entrance to Z2, is also being promoted by Legat Owen and B8 Real Estate. It will comprise up to 100,000 sq ft.

Martin Wickham, commercialisation manager at Reacta Biotech, said: “The opportunity at Z2 came at the perfect time for us as we needed to find a suitable manufacturing facility for our product, which has very specific requirements.

“We had been struggling to find somewhere and building our own facility would have been expensive and would have set us back a few years. Moving to Z2 has meant we can be up and running within a few months so it has been like a golden ticket for us.”

Mark Diaper, associate director at Legat Owen, said: “The level of demand we have seen shows there remains genuine appetite for high quality refurbished stock in Deeside, which is in very short supply at the moment.

“It’s also a real bonus to have eight acres, 100,000 sq ft of design and build options available too in such a prominent location.

“The space at Z2 is ideal for businesses looking to relocate due to its prominent location in Deeside Enterprise Zone, which is a hotbed for manufacturing in North Wales.”

The park is located off the A548/A550, two miles from the end of the M56. Key occupiers include; Toyota, Convatec, Great Bear Distribution and Tata Steel.
