Bellway’s Litherland project set for approval

A 185-home development in Litherland is set to be approved by Sefton council on Wednesday.

The 16-acre site, which was previously occupied by St Wilfrid’s Catholic High School, is located off Orrell Road.

The scheme from house builder Bellway comprises 46 two-bedroom, 81 three-bedroom and 58 four-bedroom homes.

Bellway is required to make contributions of around £600,000 including £460,000 to provide two playing pitches and changing facilities for two teams, according to the planning documents.

The first phase of the project is expected to start at the end of the year.

Cushman and Wakefield has assisted Bellway in leading a multidisciplinary design and technical team to prepare and submit the planning application.

The architect for the development is APD, the landscape architect is RSK, Coopers is the geo-technical engineer and Ascerta is the ecology consultant.

Litherland is attracting a lot of young people from Crosby as there’s no room to develop in Crosby. Hawthorne Road is looking much better. I’d like to see Sefton focus more on regenerating places like Linacre Road – lots of character and potential but still quite run down.

Great news, this development alongside the 39 new homes off Field Lane (assuming the application is approved) will provide much needed housing in a highly sustainable area just a few minutes walk from shops, schools and the train station… it would be nice to see the 46 homes on Sandy Lane come forward too following the outline planning approval last year.

Will this be a ‘green’ project and child friendly? One equipped playground for this many houses may not be enough.
I absolutely agree with other commentators that it’s high time Sefton Council did something about the Linacre Road neighbourhood. It was once a thriving, bustling area where people took pride in where they lived but has been so neglected over the past 50 years it is now a rental ‘special licensing’ area. Shame on you Sefton Council.

I just hope that this doesn’t get passed and then another submission goes in without the pitches. This happened on Church fields. We agreed a park in the middle and a later submission removed it.

I find the planned sports pitches and the playgrounds a worry. We have them here in Buckshaw Village in Chorley. The trend these days is for such public ameneties to remain unadopted by councils, with insurance and maintenance costs paid for by residents. Everyone pays full council tax plus an uncapped, unregulated “private estate” maintenance fee. The ameneties are open to the general public but paid for by ‘cash cow’ residents, who also have to pay for an estate managing agent. Don’t let it happen where you live!

Hope they do t damage the surrounding homes like they did by me. Hopefully they build these ones properly too. Thrown up cardboard boxes with rubbish finish. Advice to buyers dont pay a penny until every snag is completed. I know people who’ve been on that estate for over 2 years still with snags and bad workmanship that bellway keep ignoring. Bad company to say the very least. They obviously give local authorities big back handers to keep getting the contracts.

This will cause even more congestion on the already unable to cope roads around the area and once the port of Liverpool start to increase the wagons on the same roads in the way they plan to people will be crying out for that new road across Rimrose valley, smart move Sefton council!!

I’d like to know when Sefton are going to pay any attention to try to improve the Ford/Pendle area? It’s been ignored with £0 spent on it in the 15 years we’ve leaved near it. Good people live on the estates but it’s like Sefton MBC have written it off as just being a sink estate because some antisocial scum bags cause trouble.

To those saying more green space gone, id just like to point out this isnt greenbelt its a derelict building site, and if im right wasnt there a load of guns and drugs found on that land not that long ago ? This is a good thing imo but definitely agree they should rethink letting traffic out onto hawthorne road, it would be much more sensible to allow only access from orrell lane,
