Bellway on site in Cheshire
The housebuilder has started work on 148 houses at a 13-acre site off Dickens Lane in Poynton.
The site was acquired from Gladman, with Gateley Legal advising on the transaction. It was previously agricultural land, and was identified in Cheshire East’s Local Plan as a sustainable site for residential development.
Now known as Copperfields, it will house three- and four-bedroom homes. As part of the consent agreement, Bellway will contribute more than £600,000 towards highway improvements, £130,000 towards open space improvements and £37,800 towards healthcare.
Hollie Reynolds, sales director at Bellway, said: “Poynton is a highly desirable residential area that is in increasing demand from a wide variety of buyers including families, first time buyers and couples.
“The development is just a couple of minutes away from the village centre and close to the new A556 relief road that provides easy access to Manchester Airport, the motorway network and Manchester city centre.”
Properties will be released for sale in spring 2021 and the first homes will be ready for occupancy in the summer.
Poynton has been a focus for strategic land businesses and housebuilders in recent years, with schemes coming forward including a site by Bloor Homes acquired from Ainscough Strategic Land and a Persimmon proposal that won through at the third time of asking.

Why is a house built of bricks too costly for most folk? Either because too many folk need a house (so stop immigration) or build more houses (deregulate land for building houses). Poynton is surrounded by tens of square miles of fields. So build more houses now! Or are folk supposed to sleep in the fields?

I hope they will be putting in the correct drainage, with all the flooding we’ve had in recent years because of new housing taking so much land, and not enough new drains put in!!
