Beech expands in Bridgewater House

Real estate investment and asset manager APAM, on behalf of landlord Britannia Invest, has let 5,000 sq ft in the grade two-listed Bridgewater House on Whitworth Street to Beech Construction.

Savills represented APAM on the deal.

Beech Construction has agreed a five-year lease for 5,300 sq ft on the second floor, in addition to 1,000 sq ft of third floor space the developer contractor acquired at the property last year, as well as its existing headquarters on Oxford Road.

Beech will pay a rent of £18.50/sq ft for the newly refurbished space in the 200,000 sq ft office.

The deal follows a 20,000 sq ft letting to Manchester City Council in October.

Daniel Barnes, associate director in the office agency team at Savills, comments: “We are pleased that Beech Construction has committed to Bridgewater House for a further five years in additional space. The building offers great on-site amenity and we look forward to releasing further positive news soon.”

Beech Construction was represented by Avid. Savills is joint letting agent at the property with OBI.
