Baker Tilly joins march to 3 Hardman Street

Accountancy firm Baker Tilly has signed with Allied London to take 17,000 sq ft at 3 Hardman Street, paying a record £30/sq ft for the scheme.

Baker Tilly will take the ninth floor of the 390,000 sq ft building on a 15-year lease, effectively leaving only two floors, or 50,000 sq ft, to let at the 12-storey block if existing deals complete.

The building, which completes in the autumn, has absorbed the dominant share of pre-let demand from professional occupiers in the past six months with Bank of New York Mellon, BDO Stoy Hayward, PricewaterhouseCoopers and Pinsent Mason among the takers either signed or close to finalising lettings.

The space has traded at £28.50/sq ft quoting rents but Baker Tilly is understood to be paying more for the higher floor and smaller space than others at the building.

Baker Tilly is currently based nearby in Brazennose House, Lincoln Square.

All parties declined to comment. The deal is due to be announced formally later this week.
