Located on the banks of the Manchester Ship Canal, Aviva Investors’ site is occupied in part by Elliot Group, a shipping container refurbishment and modular unit hire firm.

Elliot’s lease expires next year, according to planning documents.

Upon obtaining vacant possession, Aviva wants to redevelop the Salford site, creating a total of 230,400 sq ft of industrial space.

Unit breakdown

  • Unit one – 28,000 sq ft
  • Unit two – 11,000 sq ft
  • Unit three – 10,500 sq ft
  • Unit four – 15,400 sq ft
  • Unit five – 91,800 sq ft

It is anticipated that the proposed development will operate as a last-mile logistics hub, according to a planning statement by consultancy Turley.
