The former Hotpoint factory in Bodelwyddan could be at the heart of a 28-acre automotive park if planning consent is given for a new scheme proposed by landowner and developer Hadleigh Industrial Estates.
The £20m project would include the refurbishment of approximately 150,000 sq ft of disused factory space, the construction of 70,000 sq ft of new industrial units, 134 family homes and a new make-ready ambulance depot.
Hadleigh, which has owned the site for two years, is due to submit a planning application to Denbighshire County Council at the end of June.
The proposed development site is within the Kinmel Park industrial estate.
The first tenant within the refurbished Hotpoint factory would be Reflex & Allen, which currently manufactures pneumatic and hydraulic tubing from its plant on Kinmel Park.
Reflex & Allen says it would spend £5m on new equipment and recruitment for its new premises within the refurbished Hotpoint factory, which closed in 2009 and employed more than a thousand people at its height.
Around 60% of the space within the former Hotpoint factory would remain available for further tenants.
Hadleigh says it hopes to attract suppliers to locate next door to Relex & Allen in new industrial units.
Hadleigh Industrial Estates boss Richard Lanyon said: "We've been working tirelessly with the Welsh Assembly and local politicians and planners to realise our ambitions and the opportunity to secure the long-term presence of a world class employer like Reflex & Allen will be a fitting reward for everyone's efforts."
He said negotiations with the Welsh Assembly were still on-going with regards to the support needed to facilitate the company's move across the A55 and that the application also depended upon planning permission being granted for housing on land adjacent to the factory.
