Trafford Council has approved phase two plans of the Eden Square retail and residential development in Urmston town centre.
Last night's approval is subject to the completion of a section 106 agreement.
Ask revised the plans for phase two of Eden Square in order to respond to current economic conditions and negotiations with a number of retailers which require larger stores than can be accommodated in phase one.
The number of residential units was reduced to 12 from 80 and the retail, of 42,000 sq ft has been reconfigured to allow for larger floorplates.
Retailers already operating in phase one includes a mix of local and national retailers including Costa Coffee, Thorntons, Boots, Greggs, Hallmark, and HD Studio are all trading. William Hill is currently fitting out a shop unit and Ask Developments is about to announce a further letting to a national shoe retailer.
Leon Guyett, development executive at Ask Developments, said: "Together with our partner, Trafford Council, this positive decision will allow us to deliver a completed town centre scheme which will further enhance Urmston's reputation as an attractive and enjoyable place to live, work and shop."
Mike Cornes, executive councillor at Trafford Council, said: "The revised plans provide a great opportunity for a first class second phase to complement the established retailers in phase one and during the consultation stage there was a positive response to the proposals for the second part of this redevelopment."
Property consultant Drivers Jonas Deloitte acted as planning consultants.

Incorporating three larger retail units complements the smaller units of the existing phase one development and creates a real opportunity for a range of new businesses to locate in Urmston and create a truly vibrant town centre."
Trafford Council believes Eden Square can help spearhead further regeneration in the town.
Savills and Tushingham Moore are joint letting agents on the scheme.
