April auction success for Smith & Sons

Wirral property auctioneers, Smith & Sons, sold 21 lots out of 26 at its auction on 29 April at the Village Hotel in Bromborough, with some properties achieving double the guide price.

Small terraced properties in need of refurbishment and modernisation proved popular with investors, developers and owner occupiers. Two vacant floors at Hamilton Square in Birkenhead, with a potential to create a duplex, sold for £48,000 against a guide of £20-30,000.

Two connecting church halls on Willmer Road in Birkenhead sold for £120,000 while an investment property in Birkenhead town centre containing a recently renovated retail space to the ground floor and two self-contained tenanted flats sold for £135,000.

Smith & Sons said negotiations were still underway for the remaining few unsold lots.

Chris Johnson, auctioneer at Smith & Sons, said: "The market continues to grow and interest in buying and selling property by auction is most definitely on the up. In a recovering market, auction is proving to be a popular choice for a diverse range of buyers looking to secure a property without the problems associated with a normal method of sale, and also vendors wanting to sell a property quickly and efficiently whilst obtaining the best price."
