Approval nears for Appleton Thorn warehouse

Warrington Council is set to sign off proposals for a 50,000 sq ft warehouse, designed by architect AEW, on a vacant plot of land within the Warrington South Distribution Park.

Luxembourg-based Powerhouse Propco II is the applicant and is proposing to build the warehouse on a 4.4 acre site accessed off Lynecastle Road.

The previously-developed plot sits next to the 450,000 sq ft Warrington South Distribution Park, which is also owned by the applicant and includes the Hut Group, RJ Edwards, DX Mall, Curries Distribution, and Sheridan among its tenants.

The 50,000 sq ft warehouse is to be developed speculatively; this includes 47,000 sq ft of industrial and distribution space along with a 3,330 sq ft office at mezzanine level.

The site has had three previous planning applications; a warehouse was approved in 2014 but never progressed, while a plant hire building was also proposed and refused the same year. In 2015, the application for a plant hire business was approved, but this project never came to fruition.

Warrington Council’s planning committee is set to endorse the proposal at a meeting next week, with planning officers recommending approval.
