Alliance signs Avecto at Trident

Property Alliance Group has secured its third tenant at Trident, the 86,000 sq ft business park near Manchester Airport which the developer investor bought from Kennedy Wilson earlier this year.

Security software firm Avecto has taken a 10-year lease on 29,000 sq ft plus car parking. The company also has offices in the US, Australia and Germany.

Russells Construction is currently on-site with a comprehensive refurbishment of the office space in the park. On completion in 2016, Trident will provide office accommodation with on-site amenities including new bike storage, shower and changing facilities, a gym with weekly exercise classes and an on-site food and drink amenity.

Property Alliance Group has been granted full planning permission for a new 5,000 sq ft glass entrance and reception designed by AEW Architects, as part of the £7m refurbishment programme.

This space will connect the three buildings which make up the park, designed to include the front-of-house concierge team as well as providing tenants with a coffee lounge amenity. The upper floors above the entrance have been designed as contemporary glass fronted meeting rooms.

In April, Alliance announced that international engineering group Renold had taken a 10-year lease on 10,000 sq ft on the first floor of Building 2, at £15.50/sq ft. Quindell also has 38,000 sq ft within the scheme.

Rob Peill, asset manager of Property Alliance Group, said: “Our experience in maximising the value of an asset and approaching it with the right formula is proven here. We take great pride in creating the best environment for our occupiers and in the design and finish of our developments. Our business plan to undertake the significant work on a speculative basis shows our confidence in both the Manchester office market and our ability to provide a high quality package.”
