Aegon revamps Deansgate office

Jones Lang LaSalle and Cushman & Wakefield have been instructed to market 25,000 sq ft of offices at 201 Deansgate in Manchester, currently undergoing a £1.5m refurbishment.

The agents will be charged with disposing two floors of 10,000 sq ft and 15,000 sq ft. The building is getting a remodelled entrance and reception, common areas, shower facilities, new air conditioning and building management system.

Building owner Aegon UK Property Fund has appointed project manager Powell Williams and contractor FBI to carry out the work.

Chris Mulcahy, director at Jones Lang LaSalle, said: "The proposed works to the building will re-establish 201 Deansgate as a premier property. It has always been a building with excellent fundamentals in place in terms of location and attractive sized floorplates and the 5th floor benefits from an attractive large roof terrace."

Jonathan Baucher, associate at Cushman & Wakefield, added: "Whilst the market is still challenging, large floorplate, well presented refurbished buildings have continued to be popular in the market and 201 Deansgate fits exactly this profile. The building also has one of the best car parking ratios in the city centre. Interest has already been shown in the building "

The whole programme of refurbishment works is due to complete in February 2013. The office floors will be ready for occupation in mid-December 2012.
