86 Deansgate closes on full house

JLL and OBI have secured a 9,000 sq ft letting at 86 Deansgate, meaning the 48,000 sq ft building is now 96% full.

Small claims company Help Your Claim has taken the entire third floor of the building, adding to the 15,000 sq ft it already occupies across two of 86 Deansgate’s floors.

Around 120 staff will relocate from its existing St Ann’s House office to join colleagues at 86 Deansgate.

The deal leaves a 2,000 sq ft fourth-floor suite as the last remaining space at the building, which was bought by Mayfield Capital for around £15m in April 2014. Other tenants include Cheetham & Mortimer, while Las Iguanas and Café Rouge take up two leisure units on the ground floor.

Richard Wharton, director of office agency at JLL said: “This letting re-affirms Help Your Claim’s long-term commitment to 86 Deansgate. The building’s location, grade A specification and efficiency of occupation has helped the firm to bring all their staff together under one roof.

“The building is now 96 per cent occupied with good interest in the final remaining suite.

“But, as Manchester offices become fully occupied, development will be key to capture demand. Manchester has a Grade A vacancy rate of 1.9 per cent, although it also showed how developers were reacting to this, with 653,500 sq ft of speculative Grade A office space set to be completed in Manchester by 2020. More than half of this will consist of new build developments.”

JLL and OBI represented the landlord while Help Your Claim represented itself.
