£5.5m contract offered by Capital & Centric

Capital & Centric is seeking a main contractor for work totalling £5.5m at two Liverpool office projects.

Work at the 17,500 sq ft Bunker building, part of the former Littlewoods complex on Edge Lane, includes making good the structure and inserting a new building block into the existing fabric of the building. The contract also entails creating access to the building, new parking facilities and landscaping.

Work at 12 Tithebarn Street, a 40,000 sq ft refurbishment project in the city centre, involves improvements to the external appearance of the building, including some re-cladding. Work will also include the creation a new office entrance and reception space and full refurbishment of the six storey office space, including replacing windows throughout.

Demolition and strip out work is already underway at both projects, which have received financial backing from the European Regional Development Fund.

Capital & Centric signed a gap funding agreement with the ERDF to receive £2.4m to speculatively develop 12 Tithebarn Street, previously known as Church House, last month.

The £6m renovation will deliver affordable office pods targeted at small firms, the developer said. The ERDF grant must be matched equally by other finance sourced by the developer.

The project was designed by Sixtwo Architects.

Capital and Centric BunkerCapital & Centric signed a £1.1m gap funding agreement with the ERDF for phase one of the former Littlewoods Pools site in September.

The money will be matched with £1.1m from Capital & Centric's Business Premises Renovation Allowance fund.

Phase one includes an access road, site infrastructure and the £4m conversion of a derelict warehouse known as the 'Bunker building' into 17,500 sq ft of office space.

Capital & Centric acquired the building in April from the Homes & Communities Agency and received planning consent earlier this year.

Expressions of interest in the contract have a deadline of Monday 11 November 2013. Works are expected to start on site by the end of the year.
